New residential quarter on the Mittlerer Ring

A new residential quarter is being built on Munich's Mittlerer Ring: 5 buildings, 187 rental flats, commercial space, a crèche and plenty of space for bicycles. Highlight: the innovative INSTA-BLOC shaft system ensures fast, precise installation and the highest quality.

Located in a logistically challenging spot on the city's main traffic ring road, work is progressing rapidly.

Hochbau Region Süd is acting as general contractor for a modern residential quarter in Munich: five residential buildings with a total of 187 rental flats, commercial space, a crèche, 95 car parking spaces and plenty of space for bicycles. With a gross floor area of 27,600 m², a lively neighbourhood is being created with soundproofed atriums, playgrounds and green courtyards.
A particular highlight: in House 1 (64 residential units, 1st–12th floors), the innovative, fire-tested INSTA-BLOC shaft system from Sanitär Elementebau GmbH – a PORR company – was used. 128 modules for bathrooms and kitchens, including sanitary, heating and ventilation installations, were installed.

The advantages of INSTA-BLOC:
✔️ Fast, precise installation thanks to prefabricated modules
✔️ High quality through factory production
✔️ Efficiency: installation time only 6 months (Jan.–July 2025)


Despite the challenging location on the main traffic ring, work is progressing rapidly. Overall completion is planned for summer 2026.
