"An der Mole" quarter in Berlin handed over on schedule

In one of Berlin's most sought-after residential locations, directly on Rummelsburger Bucht, PORR Hochbau Ost, as general contractor, completed an eight-storey residential building with 169 apartments in exactly two years. It not only offers affordable living space, but is also climate-friendly, sustainable and energy-efficient. The foundation work with atlas piles was carried out by PORR special civil engineering.

Affordable apartments with a view of the water
"Apartments directly on the water" are normally associated with the high-end segment. With its publicly subsidized new construction project "An der Mole", Berlin's municipal housing association HOWOGE has shown that there is another way. Each of the 1- to 5-room apartments has a view of the water. The comb-shaped building structure has created three quiet inner courtyards facing the lake. A photovoltaic system on the green roof of the building generates green tenant electricity.
There is space on the first floor for commercial space as well as a daycare center. 85 apartments are barrier-free, another 85 were built as social housing, and an 8-room apartment is being used for a community housing project.
Keeping deadlines and costs under control thanks to Lean
"Building on budget and on time is an absolute necessity for such tightly calculated residential construction projects. We therefore timed the trade sequences according to the Lean method and compared them with the actual construction progress every morning during the regular communication in the hallway of the container castle," explains senior site manager René Krüger.
Due to its proximity to Rummelsburg Bay, the building was founded on 285 atlas piles, the longest of which measured 42 meters. As the building was erected on the site of a former glassworks, the contaminated soil had to be completely replaced. During the excavation work, the team found chunks of glass, some of which were almost one square meter in size. As a memento of this history, one of them was integrated into a corner of the outdoor facilities.
After the LIESE and Frankfurter Allee 135 construction projects, the Quartier an der Mole is the third project that PORR has carried out for HOWOGE as general contractor.
