At the heart of the project is a public indoor swimming pool, which will be operated by Berliner Bäder-Betriebe (BBB) in the future. It replaces the existing facility on Holzmarktstraße, which closed in 2018. As part of a state-owned cooperation project between Berlinovo and the Berliner Bäder-Betriebe, the new building makes an important contribution to public services and, in particular, strengthens school and club swimming programs in the district.

Diverse mix of uses across approximately 27,000 m²

The complex comprises a total gross floor area of approximately 27,000 square meters. Plans include 375 micro-apartments, a ten-story office tower, and three interconnected residential buildings with up to ten stories. In addition, flexible commercial spaces are being created on the ground floor and first floor.

A basement level with an underground parking garage offers 30 parking spaces, ten of which are designated for electric vehicles. Technical and storage rooms are also included. A comprehensive bicycle parking concept with a total of 452 spaces supports sustainable mobility. The building is being constructed to the KfW 55 standard.

The mix of uses follows the vision of an urban, hybrid neighborhood and was specifically developed for the site. The goal is to revitalize the existing neighborhood and connect different user groups with one another.

Challenging Implementation in an Inner-City Context

The project is being carried out under complex conditions: limited space, a challenging facade geometry, a tight construction schedule, and the immediate proximity to the Berlin light rail line. At the start of construction, the existing swimming pool will be demolished.

In addition to PORR Hochbau Ost, other business units are involved: PORR Spezialtiefbau is responsible for creating the watertight excavation pit, while pde Integrale Planung is responsible for fire protection, DGNB certification, LEAN management, and BIM coordination, among other things.

Planning and execution are carried out entirely digitally using the BIM method, including an as-built model for handover. In addition, LEAN management is being implemented both on-site and in subcontractor management and will be expanded to include construction planning in the future.

Urban Planning Relevance for Friedrichshain

With “HMS 51,” a building complex of great public significance is being created in a central location. The new indoor swimming pool fills a long-standing gap in public services and is also part of a forward-looking urban planning concept that intelligently combines living, working, and leisure in the context of inner-city densification.
