Strong perspectives for Munich's Au district

After extensive preparatory works during a several-month monitoring and consultancy phase, it is now official: PORR Munich's Building Construction department has won the contract for the Regerstrasse RE3 building construction project - the new construction of a residential and commercial building with underground parking. The total order volume is in the tens of millions.

When Munich's Paulaner brewery made the decision to relocate its production and logistics to the Langwied district, its large inner-city site in Munich's Au district was freed up for new development. The site, measuring around 90,000 m², will be designed to house a range of residential, leisure and work opportunities.

Plans for this site include 1,500 apartments which will provide accommodation for up to 3,500 people, together with expansive open and green spaces. The Bavarian construction company Bayerische Hausbau GmbH & Co.KG is developing the project in close cooperation with Bavaria's capital, the City of Munich. The construction lot secured by PORR includes the planning and new construction of a residential and commercial building with privately financed and public-funded apartments as well as a large garage and annexes.

The property is being divided into 16 high-rises with 293 residential units and an underground car park, in plac-es three storeys deep, for 349 vehi-cles. The majority of the apartments are to be constructed and fitted out to a high standard. The ground floor area will be divided into small com-mercial units. Many of these are lo-cated in individual buildings along the Regerstrasse and act as links between public spaces and private residential use.

The architectural concept intends for each building to be characterised by its own façade structure, even where the individual buildings are connected together to form an enclosed block construction. PORR Design & Engineer-ing (PDE) is contracted with the optimisation of the performance status. This project is being revised and op-timised in terms of architecture, superstructure planning and technical building equipment planning, with a view to meeting the desired budget specifications.

Within the framework of a detailed analysis of the planning completed to date, gap closing and optimisation lists for the superstructure and tech-nical building equipment planning, as well as outdoor facilities and façade, have been created. The calculations completed by the building construc-tion department of the Munich branch office, in collaboration with PDE, supported this optimisation process. In this context, we determined the cost impact of the optimisations and created the decision documentation in the form of a catalogue of options for the employer. At the same time, we began the execution planning and performance phase five according to the fee structure for architects and engineers (HOAI).

A data model based on building information modeling processes is being used as the working model. Right from the monitoring phase, the complete project development planning process has been subject to LEAN methods. This was required primarily by the ambitious internal processing time frame. The execution planning for the structural work is expected to be completed in May 2019. The core planning time alone will therefore span twelve months.

The employer tendered the planning permission proposal as early as January 2018. Planning permission was granted promptly, and construction was able to start as planned in November. The completed building complex is expected to be ready for use in March 2021.
