The Lyoner Gärten housing project in Frankfurt-Niederrad

From an office district to a residential quarter

The Lyoner Gärten form part of the development of the Lyoner Quarter in the south of Frankfurt. The area, which was long dominated by office buildings, is gradually being supplemented with residential uses. The project adds further residential buildings to this urban transformation, thereby expanding the quarter’s mix of uses.

158 flats across various buildings

The project comprises six blocks of flats with a total of 142 flats. A further 16 flats were built in conjunction with a multi-storey car park. This means that the total of 158 residential units are spread across different building structures within the project.

Coordination of parallel construction processes

The execution was characterised by work carried out in parallel and varying external conditions. These included pandemic-related, geopolitical and weather-related factors. The activities of the trades involved were coordinated through weekly planning meetings, and the upcoming work was organised within the construction schedule.

Residential use as part of the transformation in Niederrad

With the Lyoner Gärten, 158 flats have been added to the site, which was previously dominated by office space. The project thus creates the structural conditions for a greater mix of work and residential use within the Lyoner quarter and forms part of the district’s gradual further development.
