Residential and commercial district in Berlin-Friedrichshain

The project comprises four buildings with a total gross floor area of around 40,000 m². The first construction phase will see the construction of two buildings with a gross floor area of just under 20,000 m². Individually designed façades are planned for the buildings. Furthermore, the aim is to achieve DGNB Gold certification for the first construction phase. The plans include:Architecture and façade design

• ‘The Cloud One’ hotel with 344 rooms
• Apartment block with 93 flats
• two green courtyards
• Roof and terrace areas

The design is by Tchoban Voss Architects. The buildings in the first construction phase will feature individually designed façades. A folded sheet metal façade is planned for the hotel building. The apartment building will have a textured façade design. The buildings are conceived as a cohesive ensemble and together comprise just under 20,000 m² of gross floor area.

Building envelope and technical installations

Various measures are planned for the buildings in the areas of the building envelope, energy supply and outdoor facilities. The project includes: Furthermore, the use of concrete with a 30 per cent reduction in CO₂ emissions is planned.

Rainwater management and open spaces

The plans include green courtyards as well as technical facilities for rainwater management. A rainwater evaporation system is planned. In addition, green outdoor and roof areas will be created as part of the open space concept.

Construction pit and special civil engineering

The project commenced with the excavation of a construction pit measuring approximately 4,000 m². The work was carried out by PORR Spezialtiefbau in a joint venture with Meyer Earthworks. PORR Spezialtiefbau Planung was involved in the detailed design of the special civil engineering works.

Digital planning and partnering model

A three-dimensional building model is being used for planning and project management. The model serves to coordinate planning, construction and project workflows throughout the project’s duration. Planning options and construction details were agreed upon jointly with the project stakeholders as early as the partnering phase. Based on the 3D model, project information could be consolidated at an early stage and the planning and construction processes continuously monitored.

Foundation for the neighbourhood development

With the construction of hotel, residential and commercial spaces, a new mixed-use quarter is taking shape in Berlin-Friedrichshain. The works comprise the excavation of the construction pit, building construction, as well as the technical and infrastructural fit-out of the buildings.
