Quartier MOL – An der Mole

Residential and commercial district on Rummelsburger Bucht

The “An der Mole 3–9” quarter comprises a total of 169 flats, a nursery with around 48 places, as well as several commercial units on the ground floor. The project is complemented by around 4,200 m² of Outdoor facilities, featuring a variety of courtyard areas and communal spaces. The buildings were designed as a comb-like ensemble and face Rummelsburger Bucht. All flats have at least one balcony facing the water.

Deep foundations for the building complex

To provide the foundations for the building complex, PORR special civil engineering carried out an alternative deep foundation system using a total of 250 Atlas full-displacement piles. The piles, ranging in length from around 20 to 30 m, transfer the loads from the buildings to deeper, load-bearing soil layers.

The Atlas full-displacement method used does not require open drilling and was selected to suit the ground conditions at the site. The deep foundation formed the structural basis for the shared basement and the buildings erected on top of it.

Four buildings on a shared foundation

On the foundation created by the special civil engineering team, PORR Building Construction Region East completed the four buildings with a shared basement on a turnkey basis. Flats, a nursery and commercial spaces were realised as part of a cohesive ensemble.

The outdoor facilities and variously designed inner courtyards complement the building structure and connect the individual areas of the quarter.

General contracting and special civil engineering expertise from a single source

Following the Q218 and Frankfurt Allee 135 projects, the MOL quarter was already the third construction project that PORR had carried out for HOWOGE as the main contractor. The execution of the foundation works by PORR’s special civil engineering division enabled close coordination between building construction and special civil engineering during project implementation.

From subsoil to new quarter

For the MOL quarter, PORR’s services range from deep foundations to the turnkey completion of the four buildings. The 250 Atlas full-displacement piles form the structural basis for the shared basement, upon which the residential, commercial buildings and nursery facilities of the complex are built. In this way, special civil engineering and building construction are directly interlinked in the development of the site on Rummelsburger Bucht.
