PORR building construction Süd is carrying out the Nouvelle Four project in the Altstadt-Lehel district of Munich. The construction project involves the refurbishment and extension of listed commercial buildings, two new buildings as well as a two-storey underground car park with 55 parking spaces.

Construction project in the heart of Munich
Existing and new-build structures in a single complex
The listed buildings at Liebherrstraße 5 and Thierschstraße 11 are being refurbished and extended with additional storeys. As part of this, the historic façades are being restored. Liebherrstraße 5 will also gain a fourth upper storey and a roof structure modelled on the original. Thierschstraße 11 is also being extended upwards.
The former buildings at Thierschstraße 15 and 17 have been demolished and replaced with new constructions. The front building, T15, is being constructed as a reinforced concrete structure with a pitched roof, whilst the rear building, T17, will feature a rear-ventilated clinker brick façade and a green flat roof.
Office space in Altstadt-Lehel
A total of around 15,207 m² of office space is being created in the buildings. The office areas are complemented by, amongst other things, terraces, lifts, external sun protection and LED lighting.
The site is situated near the Isartor as well as various tram and bus routes. There are also restaurants and shopping facilities in the vicinity of the complex.
Building within the inner-city fabric
The combination of listed buildings, new constructions and the inner-city location shapes the framework conditions for the construction work. As only limited storage space is available on the building site, material deliveries and the various construction phases must be adapted to local conditions. The Lean principle is being applied to the planning and management of construction processes.
Certifications as part of the project requirements
The aim for Nouvelle Four is to achieve DGNB Gold certification as well as WiredScore certification. The relevant requirements are being taken into account during the planning and implementation of the project.
Further development of an inner-city building portfolio
Nouvelle Four will see historic commercial buildings continue to be used and supplemented by new sections. The rehabilitation and extension of the listed buildings, as well as the new constructions, will create the structural conditions for the future use of the complex as office space and further develop the site between Liebherrstraße and Thierschstraße.
