Residential and commercial building in Norderstedt-Garstedt
New development on Berliner Allee
The new building is being constructed in the Garstedt district, north of Hamburg. The six upper floors will comprise 198 flats with a total living space of around 12,000 m². Of these, 60 flats with around 2,500 m² of living space will be publicly subsidised, whilst 54 units will be designed to be accessible.
The ground floor is earmarked for retail space. In addition, an underground car park with around 160 parking spaces is being built.
Residential and retail in one location
The combination of privately funded and publicly subsidised flats creates a variety of housing options within a single building complex. The retail space on the ground floor complements the residential use and brings together various functions in one location.
Building standards and certification
The mixed-use residential and commercial building is being constructed in accordance with the KfW Efficiency House Standard 55. Furthermore, DGNB Gold certification is planned. Both requirements form an integral part of the project’s planning and implementation.
Existing trees as part of the construction work
There are existing trees on the site, which will be protected during the construction work in accordance with local regulations. The affected areas will be secured and the trees will be watered continuously throughout the construction phase.
From a former furniture store to a mixed-use site
With the new development, the site on Berliner Allee will take on a new architectural purpose. The combination of residential space, publicly subsidised and accessible flats, as well as retail space, creates the conditions for a mixed-use site within Garstedt and repurposes the area, which was previously used for commercial buildings.
