Through the QUBES project, PORR Hochbau Region Süd completed the structural work on a modern and sustainable office complex at the Munich Technology Campus in Nymphenburg. The impressive buildings feature state-of-the-art office spaces and are already setting the standard for the workplace of tomorrow—personalized, forward-looking, and sustainable.

Office Complex with a Focus on Sustainability

The QUBES complex consists of five interconnected office buildings and houses the entire IT department and telecommunications services of the City of Munich. The clearly structured building layout provides the foundation for versatile space configurations—both for individual tenants and for multiple users within a single building. The total gross floor area (above and below ground) amounts to approximately 36,950 m2. Up to 50 rental units benefit from an attractive address as well as optional private entrances to all five building sections. The main entrance hall, complete with a drop-off area and visitor parking, is a defining feature of the complex’s prestigious appearance.

Sustainability That Pays Off

The campus meets forward-looking sustainability guidelines. The original concept was optimized in preparation for certification according to LEED Gold and DGNB Gold standards. The result: The environmental impact of the construction is at least 30% lower than that of a conventional building of this size. The rooftop photovoltaic system, which delivers a peak output of 120 kWp under optimal conditions, enables self-sufficient power supply in large sections of the building. As part of the biodiversity initiative, nectar-feeding insects are provided with food through a sedum-covered green roof. Additionally, more than 100 electric vehicle charging stations were installed in the underground parking garage.

Architecturally, QUBES also combines digital intelligence with analog elegance. The ingeniously structured façade creates transparency and offers unobstructed views of airy conservatories behind expansive glass walls. Openness and a pleasant environment are central to the design: roof areas, interior spaces, and conservatories are directly accessible from nearly all rental spaces. Additionally, dining options with approximately 350 seats are planned as an option.

Everything from a single source

In terms of technical and construction work, PORR’s sister company Alu-Sommer implemented, among other things, an approximately 12,000 m² modular facade with external blinds, 1,300 m² of roof structures, a rear-ventilated facade and parapet, as well as doors and revolving doors.
