In the centre of Dülmen, PORR building construction West built a three-storey residential block comprising 50 apartments suitable for older people for THE FLAG Senior Living. PORR was responsible for the turnkey construction, including the detailed design.

Housing with supplementary services
The 50 flats have living areas ranging from around 29 to 73 m² and each features a balcony or loggia. The scheme is aimed at older people who live independently and wish to make use of additional services as and when required. The services on offer include, amongst other things, a food and drink service, as well as cleaning and laundry services.
Foundation work in challenging ground conditions
The ground conditions at the site required additional measures for the building’s foundations. Non-load-bearing soil layers were bridged using a total of 93 concrete piles.
Another key consideration was an existing telecommunications cable route beneath the building site, which serves the southern Münsterland region. The construction work had to be coordinated accordingly with its route and existing infrastructure.
Part of a supra-regional housing concept
The project in Dülmen forms part of a series of residential buildings that PORR has constructed for THE FLAG Senior Living at various locations. In addition to Dülmen, these include projects in Linz am Rhein, Hamburg-Winterhude and Wiesbaden. The project in Dülmen thus extends the concept of senior-friendly living to yet another location.
