LUV & LEE housing development, Berlin

The Falkowski Group is building the LUV & LEE housing development with 25 owner-occupied flats, one commercial unit and 28 underground parking spaces – all behind a row of existing buildings on Regattastrasse in Berlin. Stump-Franki Region East was awarded the contract for creating the trough construction pit, including the jet-grouted sealing base, excavation, and clean layer. Our colleagues from the in-house planning department contributed the lance plan for the sealing slab. 

Environmentally friendly soil mix wall in a confined space 

The trough construction pit was built from approximately 2,200m² of free-standing soil mix wall with steel profiles set into it. Anchoring was not structurally necessary as the excavation pit was fairly shallow. The environmentally friendly and vibration-free soil mixing process minimised the impact on local residents. This method does not involve removing the existing soil, which is instead mixed with cement slurry on site. This saves travel costs for the client and also reduces carbon emissions.

A pair of columns is formed each time the mixing tool is lowered and then raised again. The columns overlap to create a continuous soil mix wall. 

Jet grouted floor slab for horizontal sealing 

As the groundwater level was located above the floor of the pit, a low-lying sealing slab had to be constructed using the jet grouting method. The soil mix wall bonds with the sealing slab and seals the construction pit off from the surrounding groundwater. Patrick Günther, the Stump-Franki Regional Manager for Region East, knows what the key to success is for specialist civil engineering in Berlin: “As a well-established company, we know our strengths: economical and punctual execution from a single source, consideration of local residents through the use of low-noise and low-vibration methods, and safe working conditions even in confined spaces.”
