Residential and commercial buildings in Berlin’s government district

Detached building for residential and commercial use

The building was constructed as a detached structure approximately 30 metres high, comprising seven full storeys, a stepped storey as well as two basement levels. Approximately 6,300 mÂČ of commercial buildings and communal spaces were created on the ground floor and first floor. In addition, 134 flats and penthouses were completed on a turnkey basis.

Commercial and residential spaces

The commercial and communal spaces were handed over as a finished shell. The flats and penthouses form the residential part of the project and complement the commercial buildings within the building.

Underground car park with 100 parking spaces

An underground car park with 100 parking spaces was constructed on the two lower ground floors. The underground car park forms part of the building’s access and infrastructure areas.

Special civil engineering and construction pit

For the construction pit, a structure up to 9.5 m deep was constructed using single-layer anchored in-situ concrete diaphragm walls. A natural marl layer was provided for horizontal waterproofing. In some areas, additional waterproofing bulkheads as well as a 600 mÂČ DSV base were installed to reinforce the waterproofing of the construction pit.

Dealing with existing underground structures

During the civil engineering works, the remains of existing bunkers as well as other underground structures were uncovered. Remains of air-raid shelters that were already known were removed using overlapping large-diameter boreholes with a diameter of 880 mm. Another air-raid shelter discovered during the earthworks was dismantled following a heritage assessment. Areas outside the construction pits were subsequently backfilled with liquid soil.

Architecture and façades

The design is by Fuchshuber Architekten. The building envelope was constructed with curtain-wall natural stone façades. The building combines residential and commercial uses within a single structure, alongside public and private areas.

Publicly accessible areas

The project includes a publicly accessible ‘city balcony’. In addition, catering areas as well as public leisure spaces were created in the vicinity of the building.

A foundation for residential, commercial and public use

The Palais an den MinistergĂ€rten is a building comprising 134 flats and penthouses, 6,300 mÂČ of commercial buildings and communal spaces, an underground car park with 100 parking spaces, as well as public recreational areas. The project comprises a 30-metre-high standalone building with seven full storeys, a stepped storey and two basement levels.

What ultimately counts in the construction business is successfully completed projects. PORR has many of these.
