Residential project "ODER"

On Oderstraße in Berlin-Neukölln, a six-storey residential building comprising 142 flats, named ODER, is under construction. PORR building construction Ost is carrying out the project on behalf of a joint venture between EQUILIS Germany and the KF Group. The residential building is complemented by an underground cycle car park, a communal roof terrace as well as a separate studio building.

The ‘ODER’ housing project is aiming for ‘NaWoH / QNG+’ certification
Living near Tempelhofer Feld
A building complex with a gross floor area of around 14,000 m² and a total lettable area of approximately 8,500 m² is being built on the site, which covers around 3,622 m². The site is situated in the immediate vicinity of Tempelhofer Feld and the S-Bahn line.
In addition to the flats, the building concept includes communal areas as well as an underground cycle car park. The proximity to the railway line is being taken into account in the planning of noise insulation.
Modular construction for the new development
A runtime of 18 months is planned for the project. Various prefabricated components will be used in the construction. These include prefabricated wet rooms, building services units and precast reinforced concrete elements. The structural framework has been adapted for serial construction. The individual prefabricated elements are integrated into the construction process and form an integral part of the planned design.
Building standard and technical specifications
The residential building will be constructed to the Efficiency House 40 standard and implemented in accordance with the NaWoh/QNG criteria. The project aims to achieve the QNG Plus government quality seal. The materials used are documented in a MADASTER building resource passport. The technical concept also includes air-to-water heat pumps, a photovoltaic system, as well as systems for heat recovery and ultrafiltration.
Housing development in Berlin-Neukölln
The ODER project will create 142 new flats, as well as the associated communal and technical areas, on an inner-city site. Prefabricated components and standardised elements characterise the construction method. Upon completion, the building will complement the existing residential development in the vicinity of Oderstraße and Tempelhofer Feld.
