Parkstadt Karlshorst residential neighbourhood, Berlin

PORR Hochbau Region Ost, Berlin branch, constructed 15 turnkey residential buildings in the WA 3 and WA 5 construction phases of the new Lichtenberg district Parkstadt Karlshorst. On behalf of Blockdammweg 60 GmbH & Co KG, 239 apartments and 135 underground parking spaces with a gross floor area of approx. 34,000 m² were being built. Affiliated company pde Integrale Planung was responsible for cross-project lean management. "With their excellent know-how, our colleagues were making a significant contribution to streamlining processes, optimising work preparation and coordinating communication between the trades," says PORR branch manager Andreas Kimling, adding: "We would like to thank our new customer Bonava for the great trust they have placed in us. The fact that we have been awarded this prestigious project is due not least to our good reputation in the market and our competitive costing".

Buildings are modelled on historical examples

For reasons of diversity, the houses were being built according to designs by three different architectural firms. Three point blocks with four full storeys as well as a staggered storey were being built on the northern construction site. They reflect the character of the neighbouring urban villas and house a total of 80 flats with 2 to 4 rooms.

In the southern construction phase, twelve buildings with a total of 159 flats are grouped around an inner courtyard. The residential buildings are designed with 3 or 4 full storeys plus a staggered storey and architecturally reflect the perimeter block development in Berlin. The buildings are connected to a shared underground car park and have storage and technical rooms in the basement.

A triad of quality, economy and construction efficiency

Parkstadt Karlshorst is the largest construction project in the Lichtenberg district since reunification. Over the next few years, a total of around 1,000 flats, a primary school, a daycare centre for children as well as a local shopping centre will be built on the approximately 13-hectare former industrial wasteland. A balanced mix of subsidised as well as privately financed rental flats and condominiums was deliberately aimed for. The project builds on the reform housing of the interwar years and creates a triad of high quality, cost-effectiveness as well as building efficiency.
