In the Parkstadt Karlshorst development in Berlin-Lichtenberg, PORR building construction Region Ost completed 15 turnkey residential buildings. Commissioned by Blockdammweg 60 GmbH & Co. KG, a total of 239 flats and 135 underground parking spaces were built on construction sites WA 3 and WA 5, with a gross floor area of around 34,000 m².

Residential buildings in Parkstadt Karlshorst in Berlin-Lichtenberg
From industrial area to new urban district
Parkstadt Karlshorst is being developed on a former industrial area covering around 13 hectares. Plans for the entire district include around 1,000 flats, as well as a primary school, a nursery and a local shopping centre. A variety of housing types, including subsidised and privately funded rental flats as well as owner-occupied flats, form part of the district’s masterplan. The building plots developed by PORR form part of this project.
Different building types across two building plots
On the northern building plot, three tower blocks were constructed, each with four full storeys and a stepped storey. The buildings comprise a total of 80 two- to four-room flats, and their design draws inspiration from the neighbouring city villas.
In the southern development phase, twelve buildings comprising a total of 159 flats are grouped around a shared inner courtyard. The three- or four-storey buildings, featuring stepped storeys, are modelled on Berlin’s perimeter block development. A shared underground car park connects the residential buildings.
Planning and construction using Lean Management
PORR undertook the turnkey construction of the 15 residential buildings. Its affiliate, pde Integrale Planung, was responsible for cross-project Lean Management, thereby supporting the planning and coordination of construction processes between the various trades involved.
Between city villas and Berlin’s perimeter block development
The development of the two building sites draws on different urban structures found in the surrounding area. Whilst the three point blocks establish links with the neighbouring city villas, the twelve buildings on the southern building site are modelled on the perimeter block development. This has resulted in two different building typologies being implemented within a single quarter.
Part of the Parkstadt Karlshorst development
With development sites WA 3 and WA 5, a further section of the former industrial area has been converted for residential use. The 15 buildings not only create additional living space but, with their diverse building typologies, also form part of the urban structure that characterises the new quarter.
