BALTIQUE residential development

Travenmünde, Germany / 01.2021 - 12.2026

On behalf of FTG Fischereihafen Travemünde GmbH – a joint venture between property developers NGEG and FRANK – PORR Hochbau Region Nord, acting as the main contractor, developed the BALTIQUE residential quarter at the Old Fishing Harbour in Travemünde. The project forms part of a comprehensive neighbourhood development that transforms derelict harbour areas into a vibrant urban hub offering a high quality of life, whilst preserving the site’s maritime character.

Maritime living at the fishing harbour

On a site covering around 18,000 m², a high-quality complex comprising twelve buildings has been created, featuring a total of 251 owner-occupied and holiday flats, twelve commercial units and two underground car parks. The four building plots are grouped around landscaped courtyards and blend harmoniously into the established harbour structure. The mix of residential, catering, service and leisure facilities contributes to the sustainable revitalisation of the neighbourhood and creates an attractive living environment right on the banks of the River Trave. 

Ambitious waterfront neighbourhood development


Particular attention was paid to sensitively integrating the new development into the authentic harbour atmosphere. The buildings face the River Trave and offer unobstructed views of the fishing harbour and the marina. At the same time, the project boosts the site’s tourism and economic development through new commercial spaces and an attractive waterfront promenade. 


Complex conditions expertly managed


The location in the immediate vicinity of a major tourist attraction placed high demands on site logistics, material supply and coordination with the project stakeholders. Added to this were a multitude of individual fitting-out requests from the flat owners, which required a structured sampling and change management process. PORR addressed these challenges with tailored processes and continuous coordination between the teams involved, in order to reconcile the various requirements of the project as effectively as possible.

What ultimately counts in the construction business is successfully completed projects. PORR has many of these.
