PORR Building Construction Region East, Berlin branch, was responsible as general contractor for the construction of a residential complex at Fischerstraße 8-11 in the Berlin district of Lichtenberg. The construction pit construction and execution planning were realised by the client, Cloud Office Planungsgesellschaft mbH. Schwäbische Wohnungs AG and Ruppmann Investment GmbH are responsible for the project development of the three residential buildings.
A lot has been built in the area around Rummelsburger Bucht since the fall of the Berlin Wall. Green spaces and picturesque riverside paths, the residential charm from the 1920s and 30s in the middle of the city and the proximity to the trendy neighbourhoods in Friedrichshain-Kreuzberg have attracted many young people to this popular residential area in the east of Berlin. With the residential complex in Fischerstrasse, an additional 153 comfortably furnished, barrier-free 1- to 2-room flats were built on a gross floor area of 7,800 m2.

On the street side, a 6-storey block was built with large studio windows as well as steel and glass balcony balustrades. Clinker brick surfaces accentuate the bay windows and the ground floor façade. The 5,108 m2 gross floor area accommodates 105 flats. Two 3-storey, light-coloured garden houses, each with 24 residential units, are located in the inner courtyard at the rear.

Each flat offers plenty of peace and quiet and a view of the greenery from its balcony or terrace.
All buildings fulfil the KfW 40 efficiency house standard and the requirements for careful construction and energy-efficient building services were correspondingly high. Heat is supplied by the Berlin district heating network. The bathrooms also have electric towel radiators and ventilation is provided by a controlled centralised exhaust air system.
Special logistical concept impresses in a difficult building site
The Fischerstrasse construction project was determined by a challenging location: closely neighbouring existing buildings had to be secured, the road conditions were very narrow and there was heavy pedestrian traffic due to a neighbouring vocational school. A customised, special logistics concept was developed to meet these complex requirements.
