Havelufer neighbourhood, Berlin-Spandau
Berlin, Germany / 12.2023 - in progess
PORR Hochbau Region Ost is realising subsidised housing on behalf of HOWOGE Wohnungsbaugesellschaft mbH as general contractor on the WA2 and WA4 construction sites of the Havelufer Quartier in Berlin-Spandau. The contract includes the turnkey construction of three buildings with a total of 231 rental apartments and around 12,000 m2 of living space.
Within the framework of the overall quarter, two areas are planned for the construction of the three buildings for HOWOGE. The northern construction site, which covers an area of around 7,200 m2 and is located on Marius-Carpentier-Straße, will be the location for two seven-storey buildings. The top floor of these buildings will be set back to form the attic floor. Another six-storey building will be constructed on the 2,100 m2 site in the southwest, near Maselakepark.
Living in the Havelufer district
The new building will include a mix of one- to four-room apartments. 229 of the apartments will be subsidised. The requirements for the construction project are high: by taking advantage of all the possibilities offered by building, planning and design law, a project has been developed that is economically, socially and ecologically sustainable, functional and socially just.

231 new apartments in the sustainable Havelufer neighbourhood
Together with BRH Generalplaner GmbH, the building construction team presented a convincing planning concept that meets the requirements in a creative way. Contrary to the original specifications, the planned access balcony was located on the south side to provide shade for the building. In addition, the development of a basement was developed as a solution to create a design access to the apartments and to generate areas with a high quality of stay.
All services from a single source
With the service promise ‘Everything from a single source – economical and secure’, HOWOGE receives an all-round carefree package. Joint, economically realised projects from previous years testify to the trusting and proven partnership with the client.
An urban village in the countryside for Berlin
For some time now, a traffic-free, low-key residential area for young and old has been emerging on the banks of the Havel in Spandau, nestled between nature and lots of water. With restaurants, gardens, shared lounges and experimental kitchens for convivial evenings, the neighbourhood is designed to offer nature-loving people a high-quality place to live. Sustainability plays a central role in the Havelufer neighbourhood, which is why it has been awarded the Gold Seal by the German Sustainable Building Council (DGNB).
