On behalf of King PropCo S.à.r.l., PORR building construction’s Düsseldorf branch carried out the turnkey construction of the JOYN Services Apartments boarding hotel on Stresemannstraße in Düsseldorf. The project comprises new-build, conversion and refurbishment works within a complex of buildings comprising serviced apartments and communal areas.

A serviced apartment complex comprising new-build and existing buildings
A complex comprising new and existing buildings
The project consists of a six-storey front block, a connecting central block as well as a four-storey rear block. To realise the project, the front block and the central block were rebuilt following the dismantling of the existing buildings. The rear block was gutted, refurbished and converted for its new use.
Serviced apartments and communal areas
Seventy serviced apartments were created within the building complex. Each apartment features a kitchenette, a workspace and living areas within the residential units. In addition, communal areas were created. These include a roof terrace, a landscaped inner courtyard, communal areas as well as a fitness area.
Interior construction and fittings
In addition to the shell and conversion work, PORR was also responsible for implementing the hotel-specific interior construction. The building concept includes laundry facilities within a communal laundry room, as well as the communal and service areas required for the operation of serviced apartments.
Rehabilitation of the existing building and structural reinforcement
Before construction work began, the subsoil and the existing building were surveyed. During the rehabilitation, elevated chloride levels were detected in the concrete in parts of the underground car park. The affected structural elements were dismantled and replaced. In addition, existing concrete slabs in the rear building were structurally reinforced. These measures formed part of the rehabilitation and conversion of the existing building.
Facade concept
The street-facing facade of the front building was constructed as a textured clinker brick facade. The facade design defines the building’s appearance within the streetscape of Stresemannstraße.
Planning and execution
The PORR Building Construction branch in Düsseldorf carried out the project on a turnkey basis. The formwork and reinforcement design was prepared by the company’s in-house technical office.
A basis for temporary accommodation
JOYN Services Apartments has created a building complex comprising 70 serviced apartments, communal areas, a roof terrace and an inner courtyard. The project combines new construction, refurbishment of existing buildings and conversion within a boarding hotel concept in Düsseldorf.
