In 2014, PANDION and HOCHTIEF Project Development commisioned PORR to undertake the turnkey construction of seven buildings containing a total of 105 freehold apartments in the Lehel quarter of Munich. The sizes of the 2- to 5-bedroom apartments range between 60 and 200m2. Each apartment features a terrace, balcony or loggia offering a magnificent view of the car-free, landscaped inner courtyards. The residential buildings meet the standards of an efficiency house 70 as defined by the KfW Group and also the standards defined by Energy Saving Ordinance EnEV 2009.
Bourgeois idyll between the English Garden and the Old Town
The Lehel quarter has evolved over the centuries from a one-time poor peoples‘ suburb to one of the most sought-after locations in Munich. So it’s no surprise that the Old Town and the English Garden , the banks of the river Isar and the Museum Island are all just a stone’s throw apart/away?. In the middle of the 19th century, the middle classes moved in. That is why even up to today the features of historicism are everywhere in the architecture of the quarter
The “Lehel Höfe” residential project is located at the intersection of Oettingenstrasse and Prinzregentenstrasse. The seven buildings form a large H. Three courtyard houses are connected with the three front houses on Oettingenstrasse via House 4.

Luxury living in a top location
Access to the two landscaped inner courtyards and their trees and play areas, and to the courtyard houses, is available through the central house fronting Oettingenstrasse. A more private and idyllic location for a metropolitan residential complex can scarcely be imagined.
Façades echo the character of the neighbouring buildings
The street façade of the newly-constructed buildings, with their French windows and unusual balcony balustrades, quite deliberately echo the design of the neighbouring buildings so representative of the architectural style known as “historicism”. The complex is clad with bright fibreglass reinforced concrete. Loggias and oriels in front of the conservatories enlarge the apartments and invite residents to enjoy long, relaxing hours in the open air, especially in spring and summer.
Because of its inner-city location, the building site was very confined. Nevertheless, all work was carried out on schedule and practically without any problems. The buildings were constructed using the massive construction method, but with many time-saving precast concrete components used in the stairs, balconies, ceilings and walls. The PORR team was supported by sister company IAT Injektions- und Abdichtungstechnik GmbH, who were responsible for the sealing and plumbing work.
