Housing development in Essen-Rüttenscheid
A range of flat sizes across six buildings
The flats comprise between two and five rooms and have living areas ranging from around 50 to 120 m². A shared basement connects the buildings and provides 168 car parking spaces as well as four bicycle storage areas. The site also includes a section of woodland, which was preserved as part of the project and has been made accessible via a new entrance.
Building standards and noise protection
The six residential buildings were constructed to the KfW Efficiency House 55 standard. The building design also includes extensive green roofs. The proximity to the A52 motorway placed particular demands on noise protection. Two green noise barriers were erected to shield against traffic noise. The relevant noise protection requirements were also taken into account during the construction of the residential buildings.
Prefabricated elements in the construction process
During construction, prefabricated components and large-format sand-lime brick flat elements were used for the masonry walls. The construction processes and material deliveries were coordinated to accommodate the use of these components. During the construction phase, suspected sites of unexploded ordnance on the site also had to be taken into account.
Living between the town and the existing woodland
A distinctive feature of the project is the integration of the residential development with the existing green spaces. The section of woodland belonging to the site was preserved and made accessible via a new entrance. Together with the six residential buildings and the green noise barriers, it defines the spatial context of the new residential area in Rüttenscheid.
