Zülpich-Schwerfen, Germany / 01.2021 - 12.2022

On the western outskirts of Schwerfen, a new residential estate known as ‘Mühlenaue’ is being developed, complementing the existing buildings in the district. The PORR branch in Düren has been commissioned by the Euskirchen-based project development company F&S concept to carry out the site development work for the approximately 13,000 m² site. The project comprises road and sewer construction, as well as the installation of the technical infrastructure required for the future use of the residential area.

Developments for the ‘Mühlenaue’ residential area

Road and sewerage works for the new residential quarter

A key focus of the works was on the drainage infrastructure. As part of the development, a larger-diameter sewer was laid for the construction site. In addition, road and sewerage works were carried out within the new quarter. These works form the basis for the development of future residential plots and their connection to the existing infrastructure of the district.

Civil engineering under changing conditions

During construction, varying groundwater levels had to be taken into account. These particularly affected the sewerage works and the construction of the underground infrastructure. At the same time, the access road was widened whilst maintaining local traffic flow. The individual construction phases were coordinated with the requirements of site logistics and access to the residential area.

Once the building works have been completed, the final works in the public space will follow. These include, amongst other things, the laying of surface layers, the construction of pavements as well as the creation of planting and green spaces within the residential area.

Consideration of existing habitats

As part of the developments, measures are also being implemented in the vicinity of the future green spaces. Plans include a native hedge approximately 200 m long, which will serve as a habitat and breeding ground for the redpoll.

Infrastructure for a new residential area

The works in Schwerfen combine road construction, sewerage works and site development within a new residential neighbourhood. In addition to establishing the technical infrastructure, the project focused on the drainage of the construction site, its integration into the existing local structure, as well as the coordination of construction processes with the neighbouring residential environment.
