On the southern outskirts of Markkleeberg, PORR building construction Region Ost, based in Schmölln, built the Cospuden quarter. Commissioned by Quartier Cospuden GmbH, nine blocks of flats comprising 67 owner-occupied flats as well as a communal underground car park were constructed on a site covering approximately 9,800 m². The project was initiated and developed by PROPOS Projektentwicklung GmbH.

New housing near Lake Cospuden
Living by Lake Cospuden
The quarter is situated just a few hundred metres from Lake Cospuden and the marina there. This location shapes the surroundings of the new residential development and, at the same time, placed particular construction requirements. The nine blocks of flats comprise a total gross floor area of around 13,430 m². The residential buildings are complemented by around 6,230 m² of Outdoor facilities and the communal underground car park.
Residential Buildings and Outdoor Facilities
A total of 67 owner-occupied flats with varying floor plans were completed. The building specifications include, amongst other things, underfloor heating and insulated building envelopes. The outdoor areas form a further integral part of the quarter and were implemented alongside the residential buildings and the associated infrastructure.
Building in a heavily used leisure area
The immediate proximity to Lake Cospuden had a particular impact on site logistics. The surrounding area is used extensively, especially during the summer months, by cyclists, walkers as well as day-trippers. At the same time, only limited space and transport routes were available on the building site. For the construction work, material deliveries, site facilities as well as transport routes were adapted to these conditions.
Collaboration on neighbourhood development
PORR undertook the turnkey development of the entire residential quarter. Right from the planning phase, construction methods and processes were coordinated with the client and the project partners involved. The Cospuden quarter also served as the starting point for further joint housing projects between PORR and PROPOS in the Leipzig area.
New residential development on Lake Cospuden
The Cospuden quarter involved the development of a plot of land in the immediate vicinity of the lake as a cohesive residential area. The nine residential buildings, the shared underground car park and the Outdoor facilities provide the structural foundation for long-term residential use in a location whose surroundings are largely characterised by Lake Cospuden and the adjacent leisure areas.
