On the southern outskirts of Markkleeberg, directly on the popular Lake Cospuden – affectionately known as “Costa Cospuda” or “Bathtub” by the residents of Leipzig – Quartier Cospuden GmbH has created a modern, family-friendly residential quarter. The project was initiated, planned, developed, and implemented by PROPOS Projektentwicklung GmbH. PORR Hochbau Region Ost, based in Schmölln, is constructing the entire neighborhood on a turnkey basis.

PORR builds new quarter with maritime lifestyle near Leipzig
The contract comprised the construction of nine buildings on an area of around 9,800 m² – including six apartment buildings with condominiums and underground parking, as well as three terraced houses for residential and commercial use. The buildings were constructed with a total gross floor area of approximately 13,430 m² and follow the principles of PORR's “Green and Lean” sustainability strategy, which ensures the resource-efficient use of materials and efficient construction coordination.
Upon completion of the construction work, 66 high-quality apartments were created, complemented by spacious outdoor facilities totaling 6,230 m², which offer families and children plenty of space to live. All apartments feature modern energy standards such as underfloor heating, efficient insulation, and high-quality fittings.
Special challenges successfully mastered
The location of the construction project presented the team with special logistical challenges: The site is located in the middle of a busy tourist area, which is used by numerous cyclists, walkers, and day trippers, especially in summer. Thanks to a precise logistics concept, both construction site operations and visitor flows were coordinated safely and smoothly. Cramped space and restricted access were successfully integrated into the process planning.
Quality, cost and schedule reliability as the customer's top priority
In addition to high quality standards, schedule and cost reliability were particularly important to the client. PORR impressed with economical alternative proposals. A close and trusting relationship between the client and PORR developed during the planning phase.
New living space in the Cospudener See recreational area
The neighborhood is located just a few hundred meters from the marina – in the middle of one of the most popular recreational areas in Leipzig's Neuseenland. Lake Cospuden attracts around 600,000 visitors annually and offers a wide range of recreational opportunities. The new residential complex combines nature-oriented living with urban comfort: short distances to the city, a high quality of life, and versatile use of the surrounding infrastructure.
