PORR has constructed a modern residential and commercial building in the heart of Oldenburg's pedestrian zone on a site measuring around 2,700 m². The mixed-use property combines attractive retail and restaurant space on the ground floor with 121 micro-apartments from the first floor to the attic. As general contractor, PORR took on the entire demolition and turnkey construction, including special civil engineering work by PORR Spezialtiefbau. The building was constructed to the energy-efficient KfW 55 standard and thus meets the highest sustainability requirements.

PORR is building a residential and commercial building with 121 micro-apartments in Oldenburg

Special added value for the customer: The focus was on cost-effectiveness and resource conservation. The construction waste from the demolition was processed on site and largely reused – a plus for cost optimization and the environment.

Flexible facade insulation under challenging conditions

In accordance with the KfW Efficiency House 55 standard, 20 cm MiWO insulation panels were used to insulate the facade. The insulation was already installed during the shell construction on the lower floors of the building. Due to limited space, it was not possible to install the insulation on the upper floors during the shell construction phase. A flexible solution was required. This task was carried out by experienced facade climbers who worked at night—so as not to compromise safety and the operation of the busy pedestrian zone—to install the remaining 90 insulation panels over an area of 300 m² at a height of 16 m. This activity—in stormy and cold weather—required the utmost concentration and well-coordinated teamwork between the industrial climbers and the construction site crew on site.

Individual, coordinated logistics concept

The location posed significant logistical challenges: narrow streets, limited delivery times, and restaurant areas in the pedestrian zone required a tailor-made concept. PORR worked closely with the city of Oldenburg to develop an intelligent solution that reduced transport traffic to a minimum and ensured that construction work ran smoothly.

What ultimately counts in the construction business is successfully completed projects. PORR has many of these.
