Office complex in a central location in Berlin

The project was developed on a site of approximately 6,500 m² between the Berlin-Spandau Shipping Canal and the listed Scharnhorst substation. The result is a building complex with a gross floor area of around 35,200 m², comprising a four-storey base building and two towers rising above it. In total, the building comprises around 22,400 m² of office space. The complex is complemented by space for catering facilities on the ground floor, two green atriums as well as a roof terrace.

Turnkey construction pit under Berlin’s groundwater conditions

A key task of the specialist civil engineering work was the construction of a trough-shaped construction pit approximately ten metres deep under Berlin’s groundwater conditions. This was achieved by installing approximately 4,600 m² of back-anchored diaphragm walls as well as DSV sealing slabs covering an area of 4,500 m². The combination of diaphragm walls and the DSV sealing slabs formed the foundation for the watertight excavation structure and created the conditions necessary for the subsequent building works.

Special civil engineering between a listed building and technical infrastructure

The excavation site was situated in the immediate vicinity of the listed Scharnhorst substation as well as an existing transformer station. This location required continuous monitoring of the construction work. Measures implemented included vibration monitoring as well as other measures to support the construction works. Following completion of the specialist civil engineering works, the excavation site was handed over to the building construction team in August 2022.

Partnering and integrated project management

A partnering model was used for project management. The project stakeholders collaborated through joint coordination processes as early as the pre-construction phase. During construction, lean management methods such as takt time planning and the Last Planner System were applied. Inner-city site logistics and the coordination of the trades involved were also integral parts of the project planning. The use of partnering and Lean management is also documented in the existing project documentation.

Certifications for the office premises

Various building certifications were pursued for the office building. pde Integrale Planung supported the project through to LEED Platinum and WiredScore Gold certification. Furthermore, WELL Core certification is planned.

From special civil engineering to the finished office building

The Sellerstraße 17 project brings together services from different PORR divisions within a single project. The special civil engineering division created the structural foundations for the development of the site by excavating the trough-shaped pit, upon which the building construction division subsequently realised the approximately 35,200 m² office complex. PORR’s involvement thus ranges from works below the water table to the construction of the office building.
