PORR has partnered with UBM to build a contemporary office building with a gross floor area (GFA) of approx. 35,200 next to the historic Scharnhorst substation in Wedding. The building is scheduled for completion in 2025 and will feature around 22,400m2 of rental space, 171 underground parking spaces and 250 bicycle parking spaces. PORR subsidiary Stump-Franki is responsible for excavating the construction pits and dewatering.
Working near the city centre in Berlin Mitte
The Sellerstrasse 17 project is located in the district of Berlin-Mitte in the immediate vicinity of the Europacity district and the federal government quarter. The new building on the 6,500m2 site will comprise a 4-storey base building with two towers, one with three and the other with seven additional full storeys. It is connected to the gable wall of the substation at the eastern boundary of the property. A lobby, conference facilities and a restaurant are planned for the ground floor. PORR is building a contemporary office building amidst Berlin's historic industrial architectural landmarks
mechanical and electrical engineering services. Two atriums filled with greenery provide transparency and daylight, and visitors will be able to enjoy a magnificent view of the Reichstag from the roof terrace.
Partnering model ensures cost and schedule security
The top priority in this project is the economical and punctual implementation of the basic fit-out and tenant fit-out stages. In addition, the tenant fit-out stage must be flexibly accessible and offer tenants a high degree of creative freedom. The client was particularly impressed by the partnering model implemented during the pre-construction phase. The decision-making processes were closely coordinated in a collaborative process based on trust and open communication, which made it possible to optimise many details. As the building site offers very little space, a comprehensive concept for setting up the construction site, site logistics and interface management was developed to ensure that the project could be completed on time and within budget.
