In Berlin's Mitte district, close to Europacity and the government quarter, the Sellerstraße 17 project has created a pioneering example of sustainable and modern construction. PORR Hochbau Region Ost acted as general contractor for this ambitious office building project in collaboration with UBM Development as service developer. Directly adjacent to the listed Scharnhorst substation, the new building combines contemporary architecture with the charm of industrial history.

PORR is building a contemporary office building amidst Berlin's historic industrial architectural landmarks

A building complex with a gross floor area of approximately 35,200 square metres was constructed on a site measuring around 6,500 square metres. The structure is divided into a four-storey base building and two towers with three and seven additional full storeys respectively. In terms of urban planning, the building blends harmoniously into its surroundings and is directly connected to the gable wall of the historic substation. This has created around 22,400 square metres of flexible office space.

Architectural quality with vision

The ground floor offers plenty of space for restaurants and cafés. Two green atriums provide brightness and transparency in the interior. The view from the roof terrace extends as far as the Berlin Reichstag. The offices are designed for flexible use concepts, equipped with state-of-the-art building technology and thus offer optimal conditions for future-oriented working.

Efficiency through partnering and lean management

From the outset, the project team has relied on a partnering model. This ensured close, transparent cooperation between all parties involved right from the pre-construction phase. This creates cost certainty and enables tailor-made tenant fit-outs. The inner-city location placed high demands on logistics, so a well-thought-out concept for construction site facilities, supply chains and interface management was a key factor for success.

The construction work consistently followed the principles of lean management with cycle planning and the Last Planner System. This divided the project into clearly defined work units, which facilitated the coordination of all trades and ensured that deadlines and budget targets were met. A milestone was reached in October 2023 with the scheduled completion of the shell and the topping-out ceremony. Another highlight: on 17 May 2024, the last of 437 precast architectural concrete elements was installed. These are a distinctive design feature that gives the building its unmistakable character.

Focus on sustainability: ESG-compliant construction

In addition to its architectural quality and efficient implementation, the project impresses with its consistent sustainability concept. PORR subsidiary pde Integrale Planung successfully accompanied the project through to LEED Platinum and WiredScore Gold certification. In addition, WELL Core certification is planned to ensure a healthy, user-friendly working environment and a future-proof digital infrastructure.

A project with a signal effect

Upon completion in 2025, the office building on Sellerstraße will set a new urban development accent in the northern city centre. It is an example of sustainable construction in dialogue with history and combines architectural vision, technological innovation and economic efficiency in an exemplary manner.
