Flats for independent living in old age

The L-shaped building comprises a five-storey section facing the Rhine and a four-storey section facing the city park. The 75 apartments, most of which are accessible, each have two rooms and a balcony. The accommodation is complemented by a roof terrace. The scheme is designed for older people who live independently and do not require nursing care. A concierge service complements the accommodation.

Building in the Rhine floodplain

The immediate location on the Rhine posed particular challenges for the building design. As the site is situated in the floodplain, the ground floor was designed as a parking level. A retention basin was constructed in the basement, which can be flooded in the event of high water. The central technical building services systems were located in the attic, thereby removing them from the flood-prone area.

Conditions for independent living in old age

The predominantly barrier-free flats, together with the complementary communal and service areas, have created the spatial conditions necessary for independent living in old age. At the same time, the building’s structure – comprising the car park level, the retention basin and the layout of the building services – takes account of its unique location directly on the River Rhine.
