Urban life on the Papierbach in Landsberg am Lech

In Landsberg am Lech, around 57,000 m2 of former industrial areas are being converted into a new city district for 1,500 people. The Munich branch of PORR GmbH & Co. KGaA was awarded the contract for the turnkey realisation of two of the 11 construction phases by the project developer ehret + klein. The A2 ‘Spöttinger Höfe’ building complex features 36 privately financed and 16 subsidised condominiums on six floors, two commercial units on the ground floor, as well as an underground car park. The A1 ‘Am Papierbogen’ construction site will see the construction of 92 apartments on up to five floors, 51 of which will be permanently available for low-income households and families. The PORR subsidiary pde Integrale Planung GmbH took over the implementation planning for architecture and technical building equipment.

A prime example of sustainable urban development

The Lady Herkomer Footbridge, which opened in summer 2021, provides access on foot or by bike from the idyllic city centre of Landsberg to the other side of the Lech River. Here, where paper was once produced and later ploughed, around 658 apartments, a cultural centre, a 4-star hotel, two day-care centres, as well as numerous areas for retail, medical practices, offices and gastronomy have been created since the ground-breaking ceremony in 2018.

Sustainability also played a major role in the urban development concept: the new district will be almost car-free and will have plenty of green spaces. Bus and train connections, as well as car and bike sharing options, will ensure mobility.

Apartments for all stages of life

The range of apartments is diverse and includes single apartments, family apartments, lofts and townhouses. The floor plans of the ‘Am Papierbogen’ apartments are also variable, allowing the units to be combined like building blocks. Thanks to the threshold-free design, they can be used by the elderly without difficulty. The Spöttinger Höfe are also designed to be barrier-free with open floor plans. Modern, urban living is perfectly realised here: a view of the greenery, no street noise and local amenities for daily needs in the building.

‘We are very proud to have been involved in this flagship project. It is exemplary in terms of both social and ecological sustainability,’ said Michael Schütz, commercial regional manager of PORR building construction Region South, after the event. Like all buildings at the Papierbach, the two sections built by PORR are heated by a central groundwater heat pump, meet the KFW-55 energy efficiency standard and contribute to a healthy microclimate with extensive green roofs.
