Despite challenging construction conditions, the Humboldtring Gardens are on schedule

In their joint effort to create urgently needed housing in Potsdam, long-standing client QUARTERBACK Immobilien AG is counting on PORR to deliver a project that is completed on time, cost-effectively, and to a high standard of quality. Following the completion of bored pile foundation work by PORR Spezialtiefbau, the Dresden-based building construction team is currently working around the clock to construct the watertight white tank. This means that the completion of the “HumboldtringgĂ€rten” residential district, scheduled for November 2027, is fully on track.

Construction in the “HumboldtringgĂ€rten” residential neighborhood in Potsdam is proceeding right on schedule: Now that the bored pile foundation work has been completed, the PORR Hochbau team is currently constructing the waterproof concrete shell.

The five-story residential complex comprises 214 apartments and an underground parking garage with 59 spaces. Nestled in a green, water-rich setting, it offers future residents excellent opportunities for leisure and recreation. For the construction team, however, the immediate proximity to the Havel River presents particular challenges in terms of planning, execution, and construction.

Due to its location in the Havel floodplain, the groundwater level on the property is consistently high. Since the groundwater level is influenced by the Havel River and can occasionally reach the basement area, the basement is constructed as a watertight white tank. This ensures that the basement and foundations are permanently protected against water ingress resulting from fluctuating water levels or heavy rainfall events.

Lean Construction ensures structured processes under challenging conditions

Groundwater management in Potsdam is also subject to strict regulations. Any lowering of the groundwater table must be planned in such a way that interference with the natural water balance is kept to the absolute minimum. Additional requirements arise from a district heating pipeline running through the construction site, the protection of which necessitates special measures and close coordination with the network operator.
