Sustainable construction in Neukölln: The “ODER” residential project is aiming for “NaWoH / QNG+” certification.

In Berlin's Neukölln district, PORR building construction Ost is implementing the pioneering “ODER” residential project on behalf of a joint venture between EQUILIS Germany and the KF Group. A six-story residential building with 142 apartments is being constructed on Oderstraße, complete with its own underground bicycle parking garage, a communal roof terrace, as well as a separate studio building. The construction project near Tempelhofer Feld is making an important contribution to the urgently needed development of residential space in Berlin and setting new standards in terms of sustainability and energy efficiency.

Im Berliner Stadtteil Neukölln realisiert der PORR Hochbau Ost im Auftrag eines Joint Ventures von EQUILIS Germany und KF Unternehmensgruppe das zukunftsweisende Wohnprojekt „ODER“.

A building complex with a gross floor area of around 14,000 square meters and a total of 8,500 square meters of rental space is being built on the 3,622 square meter site. Completion is planned within just 18 months. This ambitious timeframe is made possible by the use of prefabricated elements such as prefabricated wet rooms, TGA registers, and precast reinforced concrete elements.

Highest standards for user quality, climate protection, and resource conservation

The project meets the requirements of the Efficiency House 40 standard and is being implemented in accordance with the criteria of the Association for the Promotion of Sustainability (Verein zur Förderung der Nachhaltigkeit e.V.) with the “NaWoH/QNG” certificate. The goal is to obtain the “QNG plus” quality seal from the Federal Ministry of Housing, Urban Development, and Construction. The assessment is carried out holistically over the entire life cycle, taking into account ecological, economic, and sociocultural aspects.

All materials used are documented in the MADASTER building resource passport. In addition to air-water heat pumps, a powerful photovoltaic system as well as heat recovery and ultrafiltration in the water supply ensure a CO2-neutral energy supply.

Architecture in harmony with the urban environment

“With this project, we are not only creating urgently needed living space, but also combining ambitious sustainability goals with architectural integration into the urban environment,” says Andreas Kimling, Regional Manager of Building Construction Region East. The proximity to the S-Bahn line places special demands on sound insulation, which were already taken into account in the planning phase.

Planning expertise and speed impress

PORR impressed the client in particular with its expertise in the planning and implementation of sustainable construction projects. The conversion of the supporting structure to serial construction methods as well as the integration of prefabricated elements enable highly efficient project execution while maintaining high quality standards.

Foundation stone laid in September 2025

The ceremonial laying of the foundation stone took place on September 30, 2025, in the heart of one of Berlin's most diverse districts. In Neukölln, where subculture, the creative scene, and traditional architecture meet, a residential project is being built that reflects the character of the district while opening up new perspectives for urban living.
