The Düsseldorf branch of PORR building construction West is implementing the K10K new construction project at Kapuzinerstraße 10. On behalf of PATRIZIA, a modern building complex with a nursery and flats is being built in the Weidenpesch district of Cologne. Construction began in November 2025 and completion is scheduled for August 2027.

Weidenpesch in the Nippes district combines tradition and nature: the historic racecourse and the Am Ginsterpfad nature reserve create an attractive mix of urban life and green retreats – the ideal environment for the new residential and kindergarten project.
Redensification with added value: new building replaces old kindergarten
The project involves the redensification of an existing residential complex. The single-storey nursery will be replaced by a seven-storey solid construction building, which will be connected to the existing residential buildings on three sides. The ground floor and first floor will house a four-group nursery, with 16 turnkey residential units on four floors above. The main building will be complemented by a one- to two-storey garden extension. The new building will have a total gross floor area of 2,927.21 square metres.
Sustainable construction with a focus on DGNB Silver certification
The architecture focuses on sustainability: plans include a thermally insulated façade with brick slip cladding, green flat roofs, as well as a solar system and a heat pump for energy supply. The project is also aiming for DGNB Silver certification. The basement will house technical and storage rooms as well as a connection to the existing underground car park.
The construction site poses particular challenges. Access will be exclusively via the rear green area, as the underground car park ceiling has a limited load capacity. A temporary construction road will be set up and dismantled before the gardening and landscaping work begins. Particular attention is being paid to protecting the existing trees as well as complying with accident prevention regulations for the nursery. In addition, the work is being planned in such a way as to minimise disruption to local residents.
