This housing project is a prime example of the increasing industrialisation of construction. Prefabricated walls, ceilings, bathroom modules and service ducts are precisely integrated into the construction process, significantly reducing the workload on site. At the same time, dependence on weather conditions and logistical constraints is reduced.

For PORR, this approach is a key success factor, particularly in inner-city infill projects. The high level of prefabrication enables better planning, shortens construction times and helps to ensure consistently high quality standards.

LEAN Construction ensures smooth processes

The spatial constraints of the building site make parallel and uncoordinated workflows virtually impossible. The team therefore relies consistently on LEAN Construction. Through close coordination between all parties involved, transparent planning and the continuous optimisation of processes, interface losses are minimised and adherence to deadlines is ensured.

“Projects such as ODER illustrate how the framework conditions in urban housing construction are changing. Limited space, complex logistics and short construction times require new approaches to building execution. Through a high degree of prefabrication and the consistent application of LEAN Construction, we are creating the conditions for stable processes and reliable scheduling,” says Andreas Kimling, Regional Manager for Building Construction East at PORR.

The project’s progress to date confirms the success of this strategy, and work has proceeded according to plan since the foundation stone was laid at the end of September 2025. Following the topping-out ceremony, the next phase of construction – the interior fit-out – is now set to begin. Full completion is scheduled for March 2027.

Sustainability throughout the entire life cycle

In addition to efficient construction, sustainability plays a central role. The project is being built to the Efficiency House 40 standard and is aligned with the requirements of QNG, NaWoh, the EU Taxonomy and BREEAM.

Air-to-water heat pumps, combined with a photovoltaic system, are being used for the energy supply. Extensive green roofs and façades, retention roofs, rainwater infiltration and modern water treatment systems make further contributions to climate and resource protection.

A showcase project for the city of tomorrow

With the completion of 142 new flats, the project makes an important contribution to the creation of urgently needed housing in Berlin. At the same time, ODER serves as a showcase project for a new generation of urban construction projects in which industrial construction processes, digital planning, LEAN Construction and sustainability go hand in hand.

For PORR, the project is therefore an example of how the challenges of urban infill can be overcome in an economical, sustainable and on-schedule manner. In growing cities in particular, this combination will become a decisive factor for success in housing construction in the future.
